10 Steps to Sell Your Home

Below, I’ve outlined 10 steps in your journey with listing with me. Your home (and financial expectations) are of the utmost importance when listing with me.

2. Timeframe
You can sell your home while the market is still hot! Out-of-state buyers are attracted to Central Florida’s climate and the magic of Disney, while buyers that are familiar with Florida are looking to upgrade or expand their needs. Central Florida will always be in demand.
3. Pricing Your Home
I will work with you to provide competitive pricing insight based on your area in the last 30 days. There is strategy in pricing your home - you don’t want to leave money on the table or be left out of top-end search results.
4. Crunch Numbers
Throughout the home selling process, I want to ensure your financial expectations are met or exceeded. I can provide you a Seller’s Net Sheet with accurate estimates of all the costs associated with selling a home, as well as your estimated net proceeds from your target sale.
5. Home Preparation
From gathering documents related to your home, making necessary repairs to getting a pre-sale inspection, I can help your home become ‘best in show’ in front of today’s savvy buyers.
6. List & Showings
Your home will be MLS listed for other Realtors® to tap into their network, as well as listed across multiple top consumer-facing sites like Zillow and Realtor.com.
7. Review Offers
17 days. That was the average time it took to receive and accept an offer in April of 2022 (according to the National Association of Realtors®) With a market as hot a Central Florida, you’ll easily receive multiple offers within a week, and be on your way to closing which will be 30-45 days after.
8. Offer Signoff
As offers come in, I will present them to you via email - through a service like DocuSign, which will have all the details of said offer to review. I can walk you through each to ensure your expectations are met.
9. Buyer’s Inspections
Some Buyer’s may require a Home Inspection - I can work with you to schedule and inform you of any concerns the potential Buyer may have. Their financing may also require a home appraisal as well as a final walk-though to ensure they are buying with confidence.
10. Closing Time
The finish line is in sight! A Closing Disclosure will be coming through from the title company or attorney for your review. Gather the house keys & garage door openers, and I’ll set a date to sign the final closing papers. Delays sometimes happen, but we’ll remain in constant communication to ensure this (stressful) step is exciting and organized.
